We are "blend and extend" advocates.

My usual priority will be to analysize a client's current lease and employee space requirements, then make reccommendations to strengthen their lease. Moving is hard work and disruptive.

By “strengthen a lease”, I mean to have the landlord agree to substantially improve the lease document to satisfy specific needs, whether they be material, financial, or both.

Why would Landlord or Owner agree to lower its price?

Landlords and Owners do not just roll over. Together, we will negotiate from a position of strength, usually by having identified a (very) competitive alternative. This imperative is not necessarily unpleasant. It is by exploring alternative available office space that we can compare what you already have to perhaps a better opportunity.

I would like to lead you through this exploration process, promising it will be well worth the effort. Remember, your landlord/seller is well aware of current market conditions and prices. We also watch for distressed opportunities.

If it's time to move, I advise tenants in finding suitable space at a fair price. After a thorough analysis of a laundry list of tenant requirements, I will show you a portfolio of available space. Then I'll assist you in negotiating with a seller or your new landlord to assure that your cost and other considerations are well within current market rates.

How do I get paid?

Usually by others. We reccomend that just as in a residential sales transaction, as is the custom, we simply share in the selling agent's fee, even with your current landlord. If uncomfortable with that, we can make other arrangements. When we do our tenant representation work with respect and professionalism, the seller or landlord will willingly pay for this service.
