In tenant representation, a licensed real estate professional lends its expertise and advise only to its client/tenant, as a tenant advocate to match tenants and landlords.
I confine my work exclusively to tenant representation. In order to assure a complete arms-length relationship with landlords and sellers, I do not accept listings to avoid that conflict of interest.
Business tenants deal with leasing negotiations very rarely, say once every five years, and buying opportunities maybe once in a lifetime. Landlords are continually in leasing negotiations and sellers have things to hide. Tenants alone are usually at a financial disadvantage and need the expertise and advice of a working professional. I lend "killer" office leasing and purchasing experience to tenants, to even up the playing field.
Most of the time our firm is paid by sharing the landlord's listing agent's fee. Our clients, as is the custom pay nothing unless they are uncomfortable with that, and negotiate another payment arrangement.
I try to continually update friends and clients on the condition of Tampa Bay's volitile office rent market, and by my leasing agent activity in the market, keep them current on information that can save them time, money and frustration.
